A tower apartment can involve two decision-makers
When a condo owner rents out a unit, the landlord and the association may have separate paperwork. Ask who approves the tenancy, what each application costs and when you can actually reserve a move-in. In a purpose-built rental, ask the management company for its fee schedule and maintenance process. The building's appearance does not tell you which arrangement you are entering.
Four useful questions at a viewing
Who pays for cooling and how is the equipment maintained? Is parking included, assigned or valet? What happens to deliveries and bulky packages? Is any balcony, facade or elevator work planned during your intended tenancy? Request written answers for the unit you would occupy, especially when a model apartment is being shown instead.
Buying needs a document review
A condo buyer should investigate budgets, reserves, assessments and applicable inspection reports. Separate maps from guarantees
Check the property's flood-zone information, then obtain relevant property-specific advice and insurance information. A map is evidence about a defined hazard, not proof that a particular apartment has never had water intrusion. Keep the lease, building charges, reports and unanswered questions together so the next attractive listing can be compared on the same basis.
