District housing, resident access and utility responsibilities
About Verrado
Verrado is a planned residential community in Buckeye near the White Tank foothills, with Main Street shops and several distinct housing districts. Its resident rules include a 12-month minimum lease term, and Victory is its 55+ district with separate club access.
Main Street housing and the wider districts
The community’s published housing mix includes rental lofts, row homes, cottages, single-family houses and custom homes. Main Street and the Village Green form its central shopping and gathering area. Heritage has a swim park, while Regent Hills is a gated foothill neighborhood. These are parts of Verrado, rather than separate towns.
The developer gives the freeway approach as I-10 exit 120, then north on Verrado Way. Victory’s information center is at 20942 West San Miguel Avenue. The developer’s community map links the separate districts and local destinations.
Lease length and resident amenity access
The resident guidance states that leases must last at least 12 months and prohibits short-term rentals under Verrado’s Community Charter. Owners or their property managers register each new tenant when a lease is signed. Homeowner assessments support shared spaces; the community association handles standards, while the Assembly organizes community activities.
Residents request access to Heritage Swim Park and The Center on Main through the resident system. Victory residents also have access to The Victory Club. The wider Verrado address does not confer Victory membership. The resident page separately provides dog-park gate-code requests and access arrangements for gated areas.
Water comes through EPCOR, with City waste service
Verrado’s resident directory lists EPCOR for water at 800-383-0834, APS for electricity at 602-371-7171 and Southwest Gas at 877-860-6020. Waste service is listed with the City of Buckeye. Water and waste setup involve different organizations.
Exterior modifications have an association review process
The association’s design-review page covers projects including shade structures, pools, sheds, landscaping, lighting and exterior paint. It requires advance written approval for exterior modifications even when the proposed work follows the published design guidelines. Repainting the same colors in the same locations is an explicit exception.
The committee has 30 days from a completed application to provide a written response; the page describes seven to 21 days as typical. Paint-color applications require hard-copy samples. The Verrado Community Association contact for rules, design review, billing and maintenance is 623-466-7008.
A grocery store on Main Street
Bashas’ is at 21044 West Main Street, with bakery, meat and seafood, deli, produce and floral departments listed by the community. The store contact is 623-388-6000.
