About Hollywood Lakes

Hollywood Lakes is a residential area east of U.S. 1, with North and South Lakes on either side of Hollywood Boulevard. Older houses, rear alleys and historic designations shape home projects here; Holland Park provides waterfront paths and boat access.

The lakes and Hollywood Boulevard organize the residential streets

The city’s historic-neighborhood brochure places Hollywood Lakes east of U.S. 1 between Washington and Johnson streets. North and South Lakes flank Hollywood Boulevard, where larger early homes and royal palms mark the approach through the neighborhood.

Rear alleys are part of the older street layout, with access to garages and some apartments behind the main houses. A property’s vehicle entrance may therefore be on a different side from its front door. The brochure describes the historic pattern; it does not establish a garage, separate rental or alley access right for every home.

Harrison and Tyler Street properties have a defined historic overlay

Hollywood’s HPOD-2 designation covers buildings on Harrison and Tyler streets from the west side of North 10th Avenue to the east side of North 17th Avenue. The separate Lakes Area Historic Multiple Resource Listing District has a broader, differently drawn boundary. The neighborhood name alone does not identify which historic designation applies to a home.

For designated properties, Section 5.5 requires a Certificate of Appropriateness before a permit for covered construction, demolition, alterations or repairs, subject to its exemptions. A home renovation can therefore involve historic review as well as a building permit. The Historic Preservation Board page links to application documents and meeting information.

The city’s flood portal provides property records and elevation certificates

Hollywood links to a public Forerunner portal for flood-zone information and documents held against individual properties. Enter a street address, select the property and open Files to find an elevation certificate if one has previously been submitted to the city.

The city says its July 2024 flood-map update added about 11,000 properties citywide to the Special Flood Hazard Area. That figure does not identify the status of a particular Hollywood Lakes home. A certificate missing from the online Files section is a gap in the available records, not evidence that the property is outside a flood zone.

Holland Park adds waterfront paths, boat access and reservable pavilions

Holland Park at 801 Johnson Street has boat ramps, waterfront views, an observation tower, walking paths, picnic areas, restrooms and a parking lot. Its two picnic pavilions sit beside the boat ramp and the Intracoastal waterfront.

The city lists a small pavilion for up to 40 guests at $36.45 per hour plus sales tax, with a $100 refundable deposit. Non-Hollywood residents pay a 50% rental surcharge. Pavilion reservations use the city’s linked booking service; facility questions go to 954-921-3404. These are pavilion rental charges rather than an admission price for a walk in the park.

Distances are approximate. They are straight lines from the centre of Hollywood Lakes, not travel distances, and a home at the edge of the area can be noticeably closer to or farther from a school.
