About Historic Dixieland

Historic Dixieland is a Lakeland neighborhood of older residential streets beside the Florida Avenue commercial corridor. Exterior changes to district properties require historic review. The Peach Line is the Dixieland Shuttle, and Dobbins Park is on Ariana Street.

Historic homes sit beside the Florida Avenue commercial corridor

Historic Dixieland’s National Register record roughly bounds the district by Walnut Street, Florida Avenue, Lake Hunter, Hartsell Avenue and Belvedere Street. Bungalow/Craftsman and Mission/Spanish Revival buildings are among its recorded architectural styles.

The Dixieland CRA is a separate, 72.61-acre commercial corridor with shops and restaurants. A business or rental advertised as “Dixieland” is not, by that name alone, confirmation that the property is inside the designated historic district.

Exterior changes need historic review before work begins

For homes in Lakeland’s historic districts, the city requires design review and a Certificate of Review before exterior modifications, new construction or demolition. Applications go through the city’s iMS system. Interior work normally needs no certificate unless it affects the exterior, although a building permit may still be required.

The published review fee is zero for projects below $10,000 and $170 for projects costing $10,000 or more. Demolition carries the $170 fee regardless of cost. Historic Preservation can address a proposed project at 863-834-6011; a certificate and a building permit are separate approvals.

The Peach Line is the Dixieland Shuttle

Citrus Connection’s route directory names the Peach Line as the Dixieland Shuttle and the Gold Line as the Florida Avenue corridor route. The West County routes page links the individual maps and live bus information.

The adult cash fare is $1.50, and an adult day pass costs $3. A purchase through the mPass app adds a 30-cent processing fee. Reduced student, senior and disability fares require proof of eligibility.

Dobbins Park adds playgrounds and a bike-repair station

Dobbins Park is at 514 Ariana Street, near the southern end of the Dixieland area. The county visitor bureau lists 10 acres with two playgrounds, a bike-repair station, picnic tables, benches and restrooms.
