Residential streets, HOA costs and a pool on Bond Street
About Amber Meadows
Amber Meadows has residential streets south of 127th between Quivira and Nieman, a residents’ pool on Bond Street and HOA-arranged waste collection. Ownership costs, exterior-project rules and Olathe’s upcoming school-boundary changes are useful starting points for a move here.
Residential streets south of 127th
Amber Meadows is a 371-home HOA community in southern Overland Park. Its published lot map places the neighborhood south of 127th Street, between Quivira Road and Nieman Road, with short residential streets around Bond, Cody, Flint and Garnett. The pool sits near the northern end of Bond Street; the curved 129th Street forms much of the southern edge.
The assessment and the cost of moving in
The HOA currently publishes a $475 annual assessment covering trash, recycling and yard-waste removal, plus a $100 ownership-transfer fee. It sends annual invoices December 1, due January 1. Young Management Group handles the association’s accounts at 913-890-2300; request the current closing figures through the title company or manager, since a published assessment is not a statement of a particular home’s balance.
A residents’ pool on Bond Street
The pool at 12701 Bond Street is an HOA amenity, with access tied to paid dues. Guests must accompany a homeowner, with two guests per homeowner allowed. There is no lifeguard, and children under 12 require an adult guardian aged 18 or older.
The HOA normally schedules the season from Memorial Day weekend until after Labor Day, announcing exact dates each year. New residents need their own access arrangements through the pool manager; this is not a public pool open to anyone visiting the neighborhood.
Exterior projects and the 2026 covenant discussion
The architectural committee reviews changes such as paint or roofing colors, decks and additions, with a stated response allowance of 7–14 days. Its page lists some like-for-like exemptions. City permits remain a separate requirement.
An October 7, 2026 HOA notice discusses possible changes to fencing, rooftop-solar and shed restrictions. The notice says successfully adopted changes would take effect January 1, 2029. A prospective buyer planning a shed or a different fence material therefore needs the current restrictions and project approval, rather than treating the survey as permission.
Thursday collection and carts that stay with the home
The HOA lists Thursday morning trash, recycling and yard-waste collection. Carts belong to the disposal company and stay at the property when someone moves. Its dated January 2025 update allows one complimentary bulky-item pickup per year, booked with Waste Management; confirm the item and collection date before placing it outside. The page mixes older service notes with updates, so use the current hauler instructions for holiday delays, extra bags and item limits.
Olathe schools and the next boundary year
The HOA’s school directory names Bentwood Elementary, California Trail and Olathe East. Olathe Public Schools links an address-based AIMS locator to establish the actual school assignment.
For a move in 2027–28, the district’s boundary process matters: six schools will close after 2026–27, and changes may also affect schools that stay open. As of October 24, 2026, final attendance boundaries are still being developed, with a January 2027 target. The current locator should not be treated as a promise of next year’s assignment.
Stoll Park to the north, with access work underway
Thomas S. Stoll Memorial Park, at 12500 W. 119th Street north of Amber Meadows, offers a playground, walking paths, athletic fields and an off-leash dog area. It is a separate public destination from the HOA pool.
As of October 24, 2026, JCPRD reports pond repairs closing nearby trails and the east pedestrian entrance; part of the off-leash area is also under maintenance. Use the operator’s current closure notice when choosing an entrance. The park normally opens dawn to dusk, with routine dog-area maintenance Wednesday mornings from March 15 through November 15.
