Renting near Rochester’s central riverfront or University Avenue can mean an income-restricted apartment, a two-story loft or a home with shared laundry. South Wedge, Corn Hill and Neighborhood of the Arts offer different starting points. This guide uses named buildings to explain those choices, then connects them to groceries, buses and parking.
The buildings are examples of housing formats, not a complete inventory or a measure of typical neighborhood rents. Published layouts and amenities do not establish current vacancies. Property terms and service information were reviewed on October 20, 2026.
Three places to begin a rental search

The Hamilton: studios and one- or two-bedroom homes, all utilities included, income restrictions.
Corn Hill Landing: studios through four bedrooms, including two-story lofts; laundry varies by unit.

Included utilities and the application route in South Wedge
At 185 Mount Hope Avenue, The Hamilton lists all utilities included and a shared smart-card laundry center. The listed layouts are compact: 398 square feet for a studio, 482 for a one-bedroom and 776 for a two-bedroom. The property has elevators and controlled entry.
The Hamilton is income restricted and advertises rental assistance. Its manager at 833-858-2240 supplies current income limits and application status. Start with the application route and current requirements before organizing a visit.
Laundry, internal stairs and pets change the shortlist
Corn Hill Landing’s floor plans at 290 Exchange Boulevard range from studios to four-bedroom homes, with both single-level apartments and two-story lofts. If stairs within the home would be a problem, the layout matters as much as the bedroom count. Its amenities page specifies in-home washers and dryers only in selected units; on-site laundry is another arrangement at the property.
At 274 North Goodman Street in Village Gate, the operator describes one- and two-bedroom lofts in a former printing building, some over two stories. It lists laundry in the building and indoor parking available. For a household that needs a washer inside the apartment, the selected-unit provision at Corn Hill Landing is the more relevant feature to pursue.
Pet policies also differ. Village Gate publishes a one-pet limit. Corn Hill Landing allows up to two cats or dogs, with restrictions and a pet interview; its published monthly pet rent is $60 per dog or $40 per cat. Request the one-time fee alongside monthly pet rent when getting a quote for Corn Hill Landing.
Choose the bus corridor for the destination
For the South Avenue business corridor, RTS Route 13 connects downtown’s Transit Center with MCC Brighton and includes South Avenue/Gregory Street as a timetable point. In Corn Hill, Route 15 Plymouth serves downtown, Genesee Valley Park and URMC/Strong. That makes Route 15 a relevant starting point for a Strong Memorial Hospital trip; Route 13’s South Avenue routing serves a different set of destinations.
From Neighborhood of the Arts, Route 9 University lists Village Gate Square, Memorial Art Gallery and George Eastman Museum. University Avenue/Goodman Street appears in both directions. Routes 9 and 15 list 30-minute weekday service from 6 a.m.–6 p.m. and hourly service at other operating times. The linked timetables separate weekdays from Saturday, Sunday and holidays; the return journey after a late shift needs its own departure.
RTS Go caps regular Connect spending at $3 a day and $56 a month through its reloadable card or the Transit app. RTS’s separate bank-card and mobile-wallet announcement promises a $3 daily cap when the same card or device is used. Use the Go card or app if planning around its published monthly cap.
An evening grocery stop differs from a market morning
Abundance Food Co-op at 571 South Avenue welcomes shoppers without an ownership share and lists regular hours of 8 a.m.–9 p.m. daily. It is a South Wedge grocery option and an across-the-river destination from Corn Hill. Its customer lot has entrances on Hamilton Street and Averill Avenue. Christmas and New Year’s Day are closures; Thanksgiving has reduced hours.
The Public Market at 280 North Union Street follows a different schedule: Tuesday and Thursday, 6 a.m.–1 p.m., and Saturday, 6 a.m.–3 p.m., except federal holidays. For a household working weekday daytime hours, Saturday is the regular market window; it does not replace an evening grocery stop.
Resolve parking before the first snow
Corn Hill Landing lists off-street parking and reserved underground spaces, while Village Gate lists indoor parking available. Those descriptions leave the space type and charge to the particular offer. If the fallback is street parking, Rochester’s winter parking rules matter: the city generally limits a street stay to twelve hours, except where alternate-side regulations allow another period. A Snow Emergency prohibits parking on designated Snow Emergency Routes. A Parking Emergency prohibits parking on specifically announced residential streets so they can be cleared curb to curb.
