Older houses, Nevada Avenue journeys and Monument Valley Park
About Old North End
Old North End has Victorian houses, bungalows and later homes north of Colorado College, with Monument Valley Park along its west side. Nevada Avenue buses and Wahsatch Avenue groceries serve different parts of the neighborhood, and local historic-overlay rules matter for renovation plans.
Victorian houses sit alongside bungalows and ranch houses
The neighborhood association describes two- and three-storey Victorian houses with verandas and bay windows, alongside later Arts and Crafts houses, bungalows and ranch houses. The large Victorian homes and later house forms give this part of Colorado Springs a more varied residential character than a view of the landmark houses alone suggests.
In a multi-storey Victorian, bedrooms and laundry can involve a different arrangement of levels from a ranch house. The room layout and front-step approach are useful details for a viewing here, particularly when the attraction is an older house’s porch or decorative exterior.
The neighborhood is wider than one historic district
Old North End extends north from Uintah Street to the Rock Island Trail corridor, with Monument Valley Park on the west. On the east, the neighborhood association’s boundary steps between the Corona–Wahsatch alley and Shooks Run Trail.
The association identifies two National Register districts within this wider neighborhood. Its voluntary neighborhood organization is separate from a mandatory homeowners’ association; an individual property’s ownership documents still determine any property-specific obligations.
Local historic-overlay review affects exterior projects
Colorado Springs directs proposed alterations, new structures and demolition within its Historic Preservation Overlay to the City’s preservation review process. It publishes North End design standards and an interpretive guide, with a separate contact for re-roofing.
For a purchase that depends on replacing windows, enlarging a house or changing an exterior, establish the parcel’s local-overlay status and discuss the project with City planning before budgeting the work. The wider neighborhood name and a National Register label do not, by themselves, describe the approvals for a particular project.
Wahsatch Avenue groceries and Nevada Avenue buses are separate trips
Safeway at 2210 North Wahsatch Avenue lists daily grocery hours of 6 a.m.–11 p.m. and DriveUp & Go pickup. It provides an evening food-shopping destination on the eastern side of the wider neighborhood, across the residential streets from the park on the west.
Mountain Metro’s Route 9 follows Nevada Avenue between the Downtown terminal and UCCS, with transfer locations including Fillmore Street and Cascade Avenue and Cache La Poudre Street and Nevada Avenue. A home nearer Monument Valley Park adds an eastward approach to that corridor. The route timetable establishes the outward and return services for a campus or Downtown journey. Store information and route listing were checked October 18, 2026.
The northern park has paths and fields; the pool is farther south
Monument Valley Park borders the neighborhood along Monument Creek. The City lists a playground, baseball and soccer fields, walking and cycling paths, and Pikes Peak Greenway access in its northern portion. Access is available at several points, including Monroe Street and Wood Avenue at the north end.
The outdoor pool, fishing ponds and lighted tennis/pickleball courts are in the park’s southern portion. Living beside the northern fields therefore gives a different park routine from living near those southern facilities; the linked park map shows their positions along the creek.
