About Downtown
Downtown Eugene combines apartments near the Market District and central shopping streets with Eugene Station, the Park Blocks and riverfront paths. Building-specific utility inclusions, shared laundry and parking availability can make a substantial difference to the cost and routine of living here.
Park Blocks, the Market District and the riverfront
Downtown Eugene brings the Park Blocks and Broadway shopping streets together with the Market District around Fifth Avenue and the Willamette riverfront farther east. The City’s Downtown Neighborhood Association map places Eugene Station, the library, Hult Center and Farmers Market within this wider central area.
The riverfront has a different setting from the central shopping blocks: the former EWEB operations yard now contains Downtown Riverfront Park, with pedestrian and bicycle paths, river overlooks and covered seating.
Shared laundry and included utilities at Market District Commons
Market District Commons, at 560 Oak Street, has one- and two-bedroom apartments with heating and air conditioning. Homes for Good lists a laundry room, bicycle storage, elevator access and controlled entry. Water, sewer and garbage are included in rent; residents pay electricity separately. There is no on-site parking. The listed management contact for vacancies and applications is 458-210-2862.
High Street Terrace, at 1053 High Street, lists laundry facilities and on-site parking, along with air conditioning, a microwave and controlled access. Its amenities page does not give a parking charge or promise an in-unit washer and dryer.
Monthly garage permits have separate fees and availability limits
The City’s parking fees effective September 18, 2026, set monthly permits at $65 for Broadway North Garage, 846 Charnelton Street, and $75 for Overpark Garage, 1000 Oak Street. Overpark also requires a $15 RFID entry card. Monthly permits are an option for residents outside a residential parking zone as well as downtown employees.
Up to three vehicles can be registered to a monthly permit, but only one may park at a time. A full location uses a waiting list, with no guaranteed timeframe for an opening. Applications and availability are handled through the Parking Services Portal linked from the City’s permit page.
Eugene Station is the local bus hub, with weekday in-person help
Eugene Station is at 1080 Willamette Street. Its customer service center opens weekdays from 7 a.m.–6 p.m., with modified holiday hours, for pass purchases, trip planning and lost-and-found help. Those are office hours, not the operating hours of every bus route.
EmX connects downtown with West Eugene, the University of Oregon, downtown Springfield and Gateway/RiverBend. Umo app and tap-card users can scan or tap when boarding. Ticket machines accept cash and cards but do not give change; Eugene Station also has QR-code signs for Umo payment before boarding.
The farmers market has a longer Saturday season than Tuesday season
Lane County Farmers Market operates at the Farmers Market Pavilion at Eighth Avenue and Oak Street. Its 2026 Saturday season runs January 17–December 19, from 9 a.m.–2 p.m. The Tuesday market uses the same hours and location but runs only May 5–October 27 in 2026.
The market sells Oregon-grown or Oregon-made food and accepts SNAP/EBT; its information booth processes EBT cards and sells market tokens.
River paths and a completed playground plaza
Downtown Riverfront Park, at 701 E. Eighth Avenue, has accessible paths, restrooms, bicycle and pedestrian connections, public art and river viewpoints. The City says the adjoining park plaza was completed in August 2025, adding an adventure playground, interactive water features, seating and art.
The linked Eugene city guide gives Downtown Library’s address and evening and Sunday hours, along with the City’s rental-screening rules and EWEB account setup information.
