About Maple Ash

Maple Ash is an older residential neighborhood west of ASU, with historic houses and flood-irrigated landscapes among its distinguishing features. Its Gage Addition, Park Tract and College View subdivisions developed at different times. Historic-property review, irrigation service and nearby Birchett Park are useful starting points for understanding a home here.

Three subdivisions within the Maple Ash neighborhood

Maple Ash combines Gage Addition, platted in 1909, Park Tract from 1924 and College View from 1945. These subdivisions give the neighborhood several layers of residential development west of ASU, rather than one uniform construction period.

The Windes-Bell House at 24 West Ninth Street, built in 1920, is one of the individual properties documented by the city. Its nomination describes the relationship between the older house, its lot, alleyways and irrigation infrastructure, showing why the landscape matters alongside the building.

Exterior changes to registered historic properties

Tempe’s Historic Preservation Office reviews exterior changes to properties listed in the local register, including individually listed properties and properties in designated historic districts. A Certificate of No Effect can cover minor work; the office determines which review applies.

Design review itself has no cost to the owner. Staff at 480-350-8870 can establish whether review is appropriate for a particular property and project before plans are prepared. Maple Ash’s historic identity does not establish the designation or renovation permissions of every parcel.

Irrigation is part of the property’s upkeep

Flood-irrigated landscaping is documented in the city’s historic-house records for Maple Ash. For a home receiving Tempe-operated irrigation, the city publishes a residential schedule and yard-preparation guidance. Its runs can begin at 10 p.m. on Sundays and take several days to complete; the delivery arrangement belongs to the individual property. The city’s published schedule excludes November and December deliveries during the Salt River Project dry-up.

Birchett Park at Mill, Apache and 13th

Birchett Park is a one-acre green space at 1295 South Mill Avenue, at the intersection of Mill Avenue, Apache Boulevard and 13th Street. The city lists park hours of 6 a.m.–midnight. It is a small outdoor stop at this junction, separate from the larger waterfront spaces at Tempe Town Lake.
